Why the north wall always looks worse
It is not a bad wash. It is the side that never dries.

The north elevation and any wall under a live oak stay damp. Mildew is doing what mildew does.
How long it holds
A sunny wall can stay clean for a long time. A shaded wall in a wet summer can show specks inside a year. Nobody honest sells a five-year guarantee under a tree.
What helps
Keep mulch and irrigation off the siding. A wash removes what is there. It does not move the sun.
