How long a wash holds
A wash removes what is there. It does not change the shade, the pines, or the sprinkler.
Siding
A shaded north wall in a wet summer can show mildew again inside a year. A sunny wall often holds much longer. Anybody promising a five-year clean on a wall under a live oak is selling a calendar, not a result.
Roofs
Streak treatment commonly holds a few seasons. Trees hard against the eave shorten that. There is no coating in this service that claims to freeze the roof in time.
Concrete
Clay comes back when clay is still washing across the drive. Cleaning the concrete and not the drainage is a reset, not a cure.
