Stucco soft wash
Low pressure on stucco so the coat stays put.
How I clean it
Stucco is soft washed. A pressure tip will cut the finish and drive water into the wall.
What it won't do
Cracks, hollow spots, and failed flashing are not a washing problem. They are reported, not blasted over.
What grows on stucco
Stucco is rough and porous, so it holds dirt, pollen and growth longer than smooth siding. Green and black streaks show up under the eaves, on the north side, and anywhere a gutter overflows. The bottom few inches catch red clay.
How I wash it
Low pressure only. The house mix is set for the surface on the truck, goes on gently, gets time to work, and gets rinsed. A pressure tip can cut the finish coat, leave lines in it and drive water into the wall, and stucco does not forgive that.
What I look for first
- Cracks, hollow-sounding spots and bulges. Water behind stucco is a repair question, not a cleaning question.
- Gaps where the stucco meets windows, doors and trim.
- Painted or coated stucco, which can react differently. A test spot comes first when I'm not sure.
- Stripes under the gutters, which come back if the gutter keeps overflowing.
If I find something a stucco contractor should look at, I tell you and leave it alone. I won't wash over a problem so it looks good in a photo.
How long it holds
Sunny walls hold a long time. Shaded walls and the wall under a leaking gutter grow back first. Keeping mulch and sprinklers off the bottom of the wall helps. How long a wash holds.

Questions people ask me
- Can stucco be pressure washed?
- Not by me. Pressure can cut the finish and push water into the wall. Stucco is soft washed at low pressure and rinsed.
- Will washing fix the cracks?
- No. Cracks and hollow spots get reported, not washed over. They are a stucco repair.
- Why is my stucco green on one side?
- That is the side that stays shaded and damp, so mildew and algae grow there first. The wash removes the growth. It does not change the shade.
