Small repair on a wash visit
Garage door bottom seal
This is a small exterior fix on a cleaning visit, not a licensed trade, and it is refused when it is plumbing, electrical, or structural.
The rubber sweep on the garage door.
The rubber seal on the bottom of the garage door is a wear item. I replace it, and the weatherstrip on the side door if you ask. A photo of the gap in daylight tells me if it is the rubber or the floor.
Springs, cables, openers and tracks are a door technician. Those parts can hurt someone who treats them like trim, so I don't touch them.
What I check
- Whether the gap is the rubber or the floor. A worn seal leaves light along the whole bottom. A settled slab leaves a gap at one end.
- Which kind of track on the door holds the seal, so the right rubber goes on.
- The side door's weatherstrip, if you asked for that too.
- Whether the door closes all the way down or stops short. A door that stops short is an opener setting, and that is the technician's call.
When it is worth it
A torn or flattened seal lets in water, leaves and mice. Replacing it is a small job that keeps the garage drier.
What I won't touch
Springs, cables, rollers, tracks and the opener. Those parts are under tension or wired, and a garage door technician handles them. I don't adjust the door to make the seal fit.
What to have ready
A photo of the gap from inside in daylight with the door closed, and one of the bottom edge of the door from outside. Send them here.
The price is agreed before anything comes off the house. If opening it up shows more than the quote covered, I stop and we talk.
